A billion dollar neighborhood is going up, and nearby trees are already on the clock

On August 11, 2026, Travel + Leisure published a first look at the NORA District, the roughly 40 acre, one billion dollar neighborhood taking shape just north of downtown West Palm Beach. The project mixes restored warehouse buildings with new construction between Dixie Highway and the rail corridor.

Projects at that scale reshape whole blocks, not single lots. Every tree with roots inside or beside the work zone is affected, including the ones nobody planned to touch.

The same thing is happening at a smaller scale all over Palm Beach County. A pool deck in Boynton Beach, a driveway widening in Delray Beach, or an addition in Boca Raton puts the exact same pressure on a mature ficus or live oak.

Construction kills trees from the bottom up

Most trees lost to a build are never cut down. They are compacted, severed, or buried, and then they fail two or three years later when nobody links the decline to the work.

A tree's absorbing roots sit in the top 12 to 18 inches of soil and spread out well past the branch tips. That is exactly the ground crews use for parking, staging, and trenching.

Set the protection zone before anything rolls in

A common arborist guideline is one foot of protection radius for every inch of trunk diameter measured at chest height. A 20 inch oak wants a 20 foot radius fenced off and treated as untouchable ground.

Orange plastic fence and a few stakes cost almost nothing. Replacing a 40 year old shade tree is not a line item most South Florida property owners want to discover after the fact.

Clear the parts you need cleared, properly

Some trees genuinely have to go. Undersized palms crowding a foundation, invasive Brazilian pepper, and self seeded ficus along a fence line are usually not worth saving.

Doing that work with a plan matters more than doing it fast. Selective clearing of overgrown acreage lets you keep the specimen trees that took decades to grow while opening the footprint you actually need.

The trees you keep need a recovery plan

A tree that survives construction is not the same tree it was before. It is working with less root mass, compacted soil, and often a changed drainage pattern.

That combination shows up as thin canopy, small leaves, and dieback at the branch tips. Targeted soil and canopy care after disturbance gives it a real chance instead of a slow decline.

What to watch in the first two seasons

  • Leaves smaller or paler than the same tree last year
  • Dead tips working inward from the outer canopy
  • Mushrooms or conks at the base or on surface roots
  • Soil that stays soggy or has stopped draining where it used to
  • Bark cracking or peeling on the trunk facing the work area

Commercial sites and phased work

Phased projects are harder on trees than single push builds. Each phase brings new subcontractors who never saw the protection plan from the first phase.

A short checklist before the machines arrive

  1. Walk the lot and mark which trees stay and which go, in writing
  2. Fence the protection zone on every keeper before mobilization

  4. Route utility trenches around root zones, or bore under them
  5. Book a follow up inspection six months after the work wraps
